It doesn't actually work that way. You have to take into account all matches across the board. A teams ranking isn't decided by matches against only one side.

Could it simply be a matter of Sunderland being better than Chelsea but being worse than the rest of the league? It's like how JMM has Pacquiao's number but can't beat Floyd or Tim Bradley

A team is better when they have better players and a better squad.
